Sumitomo announces new high-rises for Harumi

Sumitomo have announced the name of their high-rise condominium project in Harumi, Chuo-ku. 'Deux Tours Canal & Spa' will be two 51-storey residential towers with 1,450 apartments.

The 1 ~ 4-bedroom apartments will range in size from 44.67 to 123.77 sqm (480 ~ 1331 sqft). Sales are scheduled to begin at the end of November 2013. The buildings will be complete in September 2015, and ready to move-into by March 2016.Read more


Central Tokyo apartment prices up 10.2% over 12 months

According to REINS, the number of second-hand apartment sales in Tokyo City in May were up 41% from May of last year. Sales of second-hand houses were up 6.6%.

A total of 1,530 second-hand apartments and 273 second-hand houses were sold in Tokyo last month. Read more


Residential yields and vacancy rates in Minato-ku - June 2013

According to listing site Homes, the average yield on an apartment in Minato-ku as of June 2013 was 7.22%. The average yield across Tokyo was 8.3%. The vacancy rate was 9.9% in Minato-ku and 11.0% across Tokyo.Read more

Sales in The Parkhouse Hiroo Hanezawa off to a great start

The first round of sales in The Parkhouse Hiroo Hanezawa began at the end of May. All of the 27 apartments made available for purchase in the first round were sold. They ranged in size from 43 to 152 sqm (462 ~ 1635 sqft) and were priced from 46 ~ 275 million Yen. 17 of the apartments were priced over 100 million Yen.

The sales office received 33 purchase applications for the 27 apartments. The most popular apartments were 2-bedroom types priced around 85 million Yen and 3-bedroom types priced around 128 million Yen. Read more


Skyz Tower & Garden to begin sales in July

Sales of apartments in Skyz Tower & Garden in Toyosu are scheduled to begin in July. This is part of the 'Tokyo Wonderful Project' redevelopment of a 32,000 sqm site that was once a Tepco-owned thermal power station.

The 150m tall condominium will contain 1,110 apartments ranging in size from 53.25 to 130.92 sqm (573 ~ 1408 sqft) and priced from 35 to 139 million Yen. A 74.50 sqm 3-bedroom apartment will be priced around 55 million Yen (738,000 Yen/sqm), and some apartments will be priced over 100 million Yen. Over 10,000 inquiries have been made prior to the opening of the showroom this coming weekend. Read more


Land prices rise in majority of areas - MLIT LOOK Report

Commercial land around the Abenobashi Terminal Building (left) and Tokyo Sky Tree (right) were the only two locations to see prices rise between 3 and 6% over the quarter.

According to the Ministry of Land, Infrastructure, Transport and Tourism (MLIT) the majority of survey locations for their quarterly Chika LOOK Report have recorded an increase in land prices.

Land price movements were measured in 150 locations throughout Japan, but primarily in the three major cities of Tokyo, Nagoya and Osaka. 80 of those locations, or 53% of the total, recorded an increase in land prices, while 51 saw no change in prices. The remaining 19 locations saw prices fall somewhere between 0 and 3%.Read more
