Tokyo apartment resale values

According to Tokyo Kantei senior researcher Toshiro Nakayama, approximately 90% of an apartment’s resale value will be determined by its location.

While there are many finer details of what makes a good location, the most important is how close it is to central Tokyo.

Tokyo Kantei have ranked the resale value of apartments in different areas across Tokyo. The area which is most likely to preserve or even increase the value of an apartment in Minato-ku, which is the highest ranked area for resale values in Tokyo.

In Minato-ku, the three A’s – Akasaka, Aoyama and Azabu – are generally considered to be the most desirable areas to live. However, this does not mean that apartments anywhere within Minato-ku will have higher resale values. Roppongi – a popular choice for foreign buyers – has a resale value of 85.5%.

Distance from the nearest train station also has an affect on resale values. As a general rule, buyers should stick to properties within a 10 minute walk from the station. It is even better if the apartment is within walking distance of several stations or a station with several different train lines.

But, being too close to a train station can be a negative point if the tracks are above ground and noisy. A 6 ~ 10 minute walk may provide a good balance between convenience and quality of life.

It is not just convenience to public transport, but easy access to shopping, groceries, good schools and a nice lifestyle that can all help support resale values.
