Shibuya City Office redevelopment to include new apartments

The redevelopment of the ageing Shibuya City Offices will include a 37-storey apartment building with 414 apartments.

Part of the development site will be leased to a developer on a 70-year term. The revenue from the leasehold is expected to cover the costs of the city office redevelopment. Five developers are bidding for the project, and the final decision will be made in the next few months.Read more


Tokyu Hands Shibuya store sold for 10 billion Yen

Hulic have purchased the Nishi Shibuya Tokyu Building (aka the Tokyu Hands Shibuya Store) from a Tokyu-related company for 10 billion Yen (101 million USD). Hulic plan to redevelop the site when Tokyu's lease expires in 10 years.

The current building is 10 storeys with a total floor area of 13,000 sqm. It is on a 1,800 sqm block of land in the middle of Shibuya's retail precinct. It was originally owned by Tokyu Fudosan Group, but sold to a related fund in 2006 for 14 billion Yen.Read more


Shibuya City Office redevelopment confirmed

On September 10, an official decision was made to redevelop the Shibuya City Office and adjoining Shibuya Public Hall (C.C. Lemon Hall). The two buildings were completed in 1964, with the hall hosting the weight-lifting events at the 1964 Summer Olympics.

Demolition of the City Office will begin in 2015 and the new building should be completed by 2018. The building will be similar in scale to the existing ones. Part of the 12,500 sqm block will be converted to leasehold and may become the site of a future residential building.Read more


Redevelopment planned for Shibuya city office

Moves are underway to rebuild the Shibuya City Office buildings after it was discovered that they would be at risk of falling over in an earthquake that produced a shindo level of upper-6 (read about the Japanese seismic intensity scale here).

At a press conference held on February 12, Shibuya ward mayor, Toshitake Kuwahara, announced that they hope to decide on a budget for the project during the 2014 financial year. The buildings are currently below the maximum allowable building size for the site, so the local council hopes that the availability of additional space will help to reduce their own redevelopment costs.Read more


Same day sell-out in Terrace Shibuya Mitake

All apartments made available for sale during the first round of sales for brand new condominium "Terrace Shibuya Mitake" have sold out on the same day.

On March 10, the 90 apartments listed for sale received 197 applications. The average number of applications to apartments was 2.18, and the highest was 13 on one apartment.

Apartments ranged in price from 37.8 to 184 million Yen and the average price is 1,381,000 Yen/sqm (1565 USD/sqft). The average age of the applicants was 49.5 years and their average income was 19 million Yen per year (232,000 USD).Read more

Miyashita-cho Apartment site redevelopment tenders open to public

Tokyo City announced plans to redevelop 3 sites with a total size of 2.6 hectares just minutes from Shibuya Station. The 3 city-owned blocks of land include the 0.5 hectare site of the former Miyashita-cho Apartment block (Shibuya 1-23), a former school hall site of 0.4 hectares next to Mitake Park (Shibuya 1-18) and the 1.7 hectare site of the former Aoyama Hospital behind the UN University Bldg (Jingumae 5-53).
