Average apartment rent in March 2016
According to Tokyo Kantei, the average monthly rent of a condominium in greater Tokyo was 2,589 Yen/sqm in March, up 2.4% from the previous month but down 0.9% from last year. The average apartment size was 59.69 sqm and the average building age was 19.6 years.
In the Tokyo metropolitan area, the average monthly rent was 3,216 Yen/sqm, up 1.7% from the previous month and up 3.5% from last year. The average apartment size was 56.21 sqm and the average building age was 17.5 years.
In Tokyo’s 23 wards, the average rent was 3,354 Yen/sqm, up 1.4% from the previous month and up 3.8% from last year. The average apartment size was 55.70 sqm and the average building age was 16.9 years.
Residential yields in Minato-ku - April 2016
According to real estate listing site Homes, the average gross yield on an apartment in Minato-ku in Tokyo was 4.3% in April 2016, down 0.2 points from the previous month and down 0.5 points from last year. The average yield across Tokyo was 6.0%, down 0.2 points from the previous month and down 0.6 points from last year.
The average asking price of a second-hand apartment in Minato-ku was 969,714 Yen/sqm, up 7.1% from the previous month and up 10.3% from last year. The average asking price for land was 1,363,030 Yen/sqm, down 0.6% from the previous month but up 13.0% from last year.Read more

The share of rental listings in the Tokyo metropolitan area dropped by 6 points from the previous month, which may have contributed to the lower rent. The average apartment size was 59.98 sqm and the average building age was 19.9 years.
In the Tokyo metropolitan area, the average rent was 3,161 Yen/sqm, up 1.1% from the previous month and up 3.0% from last year. The average apartment size was 56.33 sqm and the average building age was 17.7 years.

The average yield across Tokyo was 6.2%, showing no change from last month but down 0.4 points from last year.

Average rent in Tokyo takes a dip in January
According to Tokyo Kantei, the average monthly rent of a condominium in greater Tokyo was 2,567 Yen/sqm in January 2016, down 2.3% from the previous month but up 0.9% from January 2015. This is the first time in 5 months that the average rent has fallen below the 2,600 Yen/sqm line, and is due to both a smaller share of listings in the Tokyo metropolitan area, as well as a softening of the rental market. The average apartment size was 59.70 sqm and the average building age was 19.9 years.
In the Tokyo metropolitan area, the average monthly rent was 3,128 Yen/sqm, down 1.2% from the previous month but up 2.6% from last year. The average apartment size was 56.46 sqm and the average building age was 18.1 years.

Only 1 applicant for Ota-ku’s new short-term letting license system
On January 29, Tokyo’s Ota Ward introduced relaxed rules for short-term letting that allows ordinary homes and apartments to be rented to tourists. Licensing requirements still apply, however, although the terms are not as strict as they are under the hotel licensing law.
In the lead up to the regulation change, Ota’s city office received over 120 inquiries from companies interested in opening accommodation facilities under the new system. Information sessions held in January were attended by over 200 people at a time. Since January 29, they have handled an additional 220 inquiries.
Despite the strong interest, there has only been one applicant, a Tokyo-based company called Tomareru. Read more
