Demolition underway on Omotesando public housing complex

Demolition of the old Aoyama Kitamachi Apaato housing complex in Omotesando is underway. Asbestos removal from four buildings is currently being carried out. Asbestos sheeting and spray-on insulation was used in some of the buildings’ rooftop waterproofing, plumbing insulation, and chimneys.

The city-owned public housing estate will soon be replaced with high-rise residential, aged care facilities and retail space.

The Tokyo Metropolitan Government has chosen six developers to partake in the project, including Tokyo Tatemono, Mitsui Fudosan, Kajima Corporation and Maeda Corporation.Read more


New luxury apartment building for Omotesando in 2019

Construction has started on a new luxury apartment building in Omotesando. The Minato-ku Minami Aoyama 4 Chome Project is a 7-story residential building located across the street from the Aoyama Cemetery and next-door to Oji Green Hill Apartments.

The developer, Mitsubishi Jisho Residence, recently completed a 7-story condominium called The Parkhouse Gran Minami Aoyama just 300 meters from this current project site. The apartments went on sale in mid-2015 and sold out on the first day of sales with an average of 9.6 buyers for each apartment. Current resale prices in this building range from 2.4 ~ 3.95 million Yen per square meter (approx. 1,980 ~ 3,260 USD/sq ft). It is possible that this new project could see similar pricing.Read more


Potential redevelopment for area near Sengaku-ji Temple

An area just east of Sengaku-ji Temple in Takanawa, Tokyo, has entered the very early stages of discussions for a possible future redevelopment. The area covers 11,000 square meters and currently includes a number of low-rise houses, office and apartment buildings. It also includes Sengaku-ji’s Middle Gate and temple road.

Sumitomo Realty is taking part in planning and preparation. A town planning decision is eyed for 2018 and construction could start by 2020.Read more


65-story building with 1,000 sqm penthouse apartment planned for Toranomon

Long-awaited plans for the Toranomon-Azabudai District in central Tokyo have finally been released. The development, which will be carried out by Mori Building, will include a 65-story mixed-use building that will contain mostly office space, as well as apartments and an international school. Construction is scheduled to start in 2018 with a completion date in 2022.

The 330 meter tall building will be Japan’s tallest building when complete in 2022 and just 2 meters shorter than Tokyo Tower, although it is expected to be overtaken by a 390 meter tall office tower planned for the Otemachi district near Tokyo Station.

The building will have a total floor area of 449,000 square meters (approx. 4.8 million sq ft). In addition to the office space, there will be 80 apartments on the 56th ~ 65th floors of the building. The smallest apartment will be a generously sized two bedroom apartment with a floor area of 125 square meters (1,345 sq ft), while the largest apartment will have a floor area of over 1,000 square meters (10,760 sq ft). This apartment could possibly be the largest apartment ever offered in Japan.Read more


Niseko luxury condominium/hotel opens this month

AYA Niseko, a luxury ski-in ski-out condominium/hotel located on the Grand Hirafu Resort ski slope, opened its doors this month. The 79-unit building is already almost 90% sold out, with the final few apartments expected to sell over the ski season.

The majority of apartments were in the 88 ~ 90 sqm range and priced from 100 ~ 400 million Yen (approx. 850,000 ~ 3.4 million USD), while a 370 sqm penthouse, which has already sold, was priced at 600 million Yen (approx. 5.1 million USD). Apartment prices are similar to what can be found in central Tokyo.Read more


Japan’s first zero energy apartment building coming in 2019

Developer Sekisui House is planning Japan’s first net-zero energy condominium-type apartment building in Nagoya City. Construction is scheduled to start in mid-2017 with completion by early 2019.

The 3-storey building will contain 12 apartments. Solar panels on the rooftop will be capable of producing up to 4kW per apartment, or up to 50kW for the building. Each apartment will have its own Ene-farm fuel cell which comes with a remote control display screen so that residents can monitor electricity usage and emissions. Both the solar panels and fuel cells can provide back-up power in the event of a power outage. Insulation is also a priority with argon gas double-glazed windows.Read more


400-room hotel planned opposite Olympic Stadium

Major Japanese real estate company Mitsui Fudosan and Meiji Shrine are planning to develop a 13-story, 400-room hotel to be located directly across the street from the Olympic Stadium.

If approved, construction of the 50-meter tall building could start in January 2018 with completion by mid-2019.Read more
