Construction starts on Toranomon’s latest office tower

Construction has started on a 180-meter tall office tower in Tokyo’s Toranomon district. The Toranomon 2 Chome District Redevelopment project is located on the same block as the 90-meter tall Toranomon Hospital and the recently-sold 170-meter tall JT Building.

The site was originally home to the Toranomon Hospital before it relocated to a new building next-door in 2019.

The 38-story office tower will have a total floor area of 180,000 sqm (approx. 1.94 million sq.ft). Completion is scheduled for late November 2023. This is a joint redevelopment project by Nippon Steel Kowa Real Estate, Dai-ichi Life Insurance, Kanden Realty & Development, Tokyo Gas Real Estate, Kyushu Railway Company, and Taisei Corporation. 

Office floor plates will be approximately 3,500 sqm (approx. 37,660 sq.ft), with ceiling heights of 2.9 meters. Only 16 of the 38 floors, with a floor area of 53,300 sqm, will be supplied as rental office space. 

Over the past few years, the Toranomon district has been transforming into an international business hub. This year, the new Toranomon Hills Station on the Hibiya Line opened up, providing direct access to the nearby 256-meter tall Toranomon Hills mixed-use building. In January, the 183-meter tall Toranomon Hills Business Tower was completed, with Facebook Japan leasing 7,920 sqm of office space. Mori Building is expecting to complete its 215-meter tall, 550-unit Toranomon Hills Residential Tower in January 2021. Mori is also in the process of building the 265-meter tall Toranomon Hills Station Tower with completion expected in July 2023. Adjoining Toranomon Station is a planned project for a 180-meter tall office tower to be developed by Nippon Tochi-Tatemono, Urban Renaissance Agency, and Sumitomo Realty & Development, with construction tentatively scheduled to start in 2022.
