Second-hand apartment prices up 1.4% in April

According to REINS, the average sale price of a second-hand apartment in greater Tokyo in April was 25,560,000 Yen, up 1.4% from April 2012, but down 1.5% from last month. The average price per square meter was 393,600 Yen, up 2.5% from last year but down 0.9% from last month. 

Chiba saw the biggest change in prices over 12 months, with the average price up 7.3% to 17,620,000 Yen. The average price per square meter increased by 8.1% to 243,900 Yen.

Apartment prices in Tokyo's Chiyoda, Chuo and Minato-ku were down 3.4% from April 2012 to 43,840,000 Yen, while the price per sqm was down 0.5% to 767,000 Yen.Read more


Secondhand apartment prices continue to fall in July

According to Tokyo Kantei, the average secondhand apartment price (based on a 70sqm apartment) in greater Tokyo in July fell 0.7% from the previous month to 28,250,000 Yen.

With the exception of Saitama City which saw prices rise 0.5% from the previous month to 21,180,000 Yen, all other areas in greater Tokyo saw a further decline in prices, with the rate of decline worsening. In Chiba City, the average price fell 1.8% from the previous month to 17,170,000 Yen. This is 6.3% lower than July of 2011.Read more


Apartment prices in Saitama up 21.1%

According to AtHome, the average sale price on a secondhand apartment in greater Tokyo was 21,580,000 Yen (273,000 USD) in May 2012. This is a decline of 0.4% from May 2011 and is the second continuous month of decline.

Chiba and Saitama, however, both saw relatively large increases in the average sale price.Read more


Tokyo's secondhand apartment market remains bearish

Data released by Tokyo Kantei has shown that the average price for a 70 sqm (753 sqft) secondhand apartment in Tokyo's 23 wards in March 2011 fell 5.5% from March of the previous year.Read more


Nomura announces apartment price movements for April

Nomura Real Estate Urban Net announced the results of their survey on land and apartment price movements as of April 1, 2012. In greater Tokyo, the average price of both residential land and secondhand apartments fell 0.5% during the first quarter. On an annual basis, the price of residential land in greater Tokyo was down 2.8% (compared to a 2.0% decline from one year ago). Secondhand apartment prices fell by 3.1% over the year (compared to a 2.4% decline from the previous period).Read more


AtHome Tokyo sales data for February 2012

AtHome released their data on the listing prices and contracted prices for brand new and secondhand properties in greater Tokyo for February 2012.

The average contracted price for a brand new house in greater Tokyo increased by 2.3% from February of 2011 to 32,320,000 Yen. This is the 14th continuous month of price increases. West Tokyo saw an increase of over 5%. In Tokyo's 23 wards, the contracted price saw a large fall.Read more


Apartment prices in Tokyo down 10% in September

According to the latest data from the Real Estate Information Network for East Japan (REINS), the number of purchase contracts on houses and apartments sold on the secondary market in greater Tokyo in September fell over 3% from the previous year. The average selling price for both apartments and houses in greater Tokyo still remain lower than in 2010.Read more
