Sales of apartments in The Parkhouse Hiroo Hanezawa begin this month

Mitsubishi Jisho Residence will begin sales of apartments in The Parkhouse Hiroo Hanezawa.

Readers may remember that these apartments are being built on the site of the former Hanezawa Garden - home of Yoshikoto Nakamura (1867 - 1927). Mr. Nakamura was a former Mayor of Tokyo, Railroad Minister and second Chairman of the South Manchurian Railway Company. The original house (c1915) had been used as a wedding facility / reception hall since the 1950s.

Mitsubishi acquired the site in 2011 and demolished the house in early 2012, much to the dismay of neighbours.Read more


New apartment supply to return to pre-Lehman levels in 2013

According to the Real Estate Economic Institute, the supply of new apartments offered for sale in greater Tokyo in March 2013 was 5,318 units - 48.4% higher than March 2012. Developers have been pushing forward their sales dates in order to capitalise on an expected last-minute rush before the first consumption tax increase hits consumers in 2014. 

The total supply of new apartments in 2013 is expected to exceed 50,000 units for the first time since 2007. In 2012, the supply was down 3.5% from the previous year to 46,754 apartments and the contract rate was 76.7%. The contract rate for March 2013 was 82.1%.Read more


Terrace Shibuya Mitake sold out 7 months prior to completion

Although completion is not expected until February 2013, the 128 apartments available for purchase in Terrace Shibuya Mitake have now been sold*.

The new apartment building is in a prime location just one minute from Shibuya station. New and near-new apartments this close to Shibuya station are very limited in number.

There are a total of 196 apartments in the 17-storey building, of which 68 will be given to original landholders from the Mitake Building which once stood on the site. The remaining 128 were sold by the developers.Read more


Tokyo's newest and tallest wood-frame mansion

Tokyo's first 5-storey wooden structure - an apartment building - is to be built near Shimouma in Setagaya-ku.

Under a revision to the Building Standards Act in 2000, wooden structures over 4 stories are permissible as long as they meet building strength and fire resistant regulations. Prior to this amendment, a law made during the Taisho period (1926 - 1926) limited wooden structures to 3 stories.

Although the amendment was made 12 years ago, it has not been widely taken up by the construction industry. In Tokyo city, just one 4-storey wooden residence was built in Chiyoda-ku in 2011.Read more

Sales in Harumi Towers off to a good start

Sales of apartments in Mitsubishi Jisho and Kajima Corporation's latest waterfront development project, The Park House Harumi Towers Krono Residence, are off to a good start this month with 288 of the 320 apartments initially available receiving purchase applications. A total of 377 applications were made on those 288 apartments.

Located in the bayfront Harumi area, Krono Residence will have 883 apartments over 49 floors. The next round of sales begins at the end of April. Another tower residence is scheduled to be built right next door to Krono and the two towers will have over 1,800 apartments.

The sales office and showroom was opened in January and received over 3,500 visitors. The most popular units were a 79 sqm 3-Bedroom apartment priced in the 50 million Yen range, and a 42 sqm 1-Bedroom priced in the 20 million Yen range. The purchase applications on some of these units exceeded availability five-fold. The majority of apartments were priced in the 52 million Yen range, with the most expensive unit sold being 199.8 million Yen penthouse apartment.

Buyers were in their 30s and 40s and consisted mostly of 2 member households. Many were moving out of other high-rise residences.
