Maison Mita to be redeveloped into high-rise
Maison Mita, a 67-unit, 49-year old condominium in central Tokyo’s Mita neighbourhood will be redeveloped into a 77m tall, 23-storey high rise by both Mitsubishi Jisho Residence and Asahi Kasei Realty & Residence. Demolition of the current building is expected to start in December 2017 and the new building is due for completion by December 2020.
Apartment owners had been discussing redevelopment for the past 10 years.
Apartments in the older building ranged in size from 34 ~ 108 sqm, with a mixture of studio and family-oriented layouts. The building was developed by Kyoei Life Insurance and completed in 1968. Kyoei developed several Maison-named condominiums in central Tokyo in the 1960s, 70’s and ‘80s. The insurance company filed for bankruptcy with liabilities of 4.6 trillion Yen in 2000 in what was said to have been the country’s biggest bankruptcy since WWII.
88-yr old building on 2.6 hectare site in Minato to be sold
Japan Post Insurance is selling their former Tokyo Service Center building and land in Mita, Minato-ku, Tokyo. The potential sale price and date has yet to be confirmed, although it is expected that the property will be offered for sale by tender. With land of this size, the eventual sale price is likely to be in the 10s of billions of Yen (several hundred million USD).
Japan Post Insurance expects to report a capital gain of 30 billion Yen (approx. 270 million USD) on the sale, which, given their very long history of ownership of the property, may be a close indicator of their preferred sale price.
*Update: The property was sold to Mitsui Fudosan Residential in February 2018. Japan Post Insurance posted a capital gain of 85.03 billion Yen (approx. 780 million USD) on the sale.
The property is located along the street from the Australian Embassy and directly across the street from the historic Tsunamachi Mitsui Club - a members only club that was built in 1913 for the Mitsui family.
The Art Deco building was once theMinistry of Communications and Transportation Postal Life Insurance Building. It was constructed by Obayashi Corporation in 1929 at a cost of 4,350,000 Yen. In those days the annual salary of a doctor was around 4,800 Yen.Read more
APA Group breaks ground on latest luxury condo
On April 7, APA Group held the groundbreaking ceremony for their latest luxury condominium project in central Tokyo. The Conoe Mita Tsunamachi is located on a prime corner block along the same street as the Australian Embassy and the members-only Tsunamachi Mitsui Club.
The 9-storey building will contain 45 one and two-bedroom apartments ranging in size from 73 ~ 216 sqm (785 ~ 2,313 sq ft). Completion is expected by July 2017. Bathrooms will be designed to feel like those found in luxury hotels overseas, with natural wood and stone finishes.Read more
