100 billion Yen redevelopment project for Toyosu area

Mitsui Fudosan will be embarking on a large-scale redevelopment of Koto-ku's Toyosu area from next year. The 100 billion Yen (1.3 billion USD) project on one of Tokyo Bay's reclaimed islands will cover a 47,400 sqm site. The project will include two high-rise office buildings (31 and 22 stories) as well as retail facilities. Due to the nature of the site, measures will be taken to strengthen the ground against liquefaction and the building will be built using "seishin" (vibration-control) construction. Completion is scheduled for 2016 and Mitsui Fudosan will be contributing 90 billion Yen in capital.Read more


Hokkaido announces new construction plans for their Tokyo Office

Hokkaido Prefecture's aging office building in Tokyo's Nagatacho 2 Chome area is going to be demolished to make way for their new mixed-use development. The new building will include a restaurant specializing in Hokkaido-farmed produce and will also house representative offices of Hokkaido companies.

Construction is scheduled to begin in June, 2012, and is expected to open in September, 2013. The new 7-storey building will have a total floorspace of 6700 sqm (72,092 sqft) and the land, which is owned by Hokkaido Prefecture, will be leased to the developers under a 70-year fixed term leasehold agreement.Read more


Nomura announces new "Ohana" apartments

Nomura Real Estate has announced plans to develop a new brand of low-cost condominium apartments under the new "Ohana" brand. While Nomura's most well-known "Proud" series of apartment buildings are typically priced from 50 ~ 60 million Yen per apartment, the "Ohana" apartments will be priced between 20 ~ 30 million Yen (255 ~ 385,000 USD) each. They hope to sell over 1000 apartments per year with an annual sales target of 30 billion Yen.Read more


"Proud Minamiazabu" to be built on French Embassy site

The 4000sqm site of the former French Embassy in Minamiazabu 4 Chome is about to be redeveloped into a luxury 7-storey condominium apartment complex.

The developers are Mitsui Fudosan Residential and Nomura Fudosan and the construction company is Takenaka Corporation. Nomura will act as the sales agent. The project is currently called the "French Embassy Site Minamiazabu Project" but the final building name may be "Proud Minamiazabu", which will be the latest in Nomura's "Proud Series" of apartments.Read more


Yokohama Prince Hotel site redevelopment work commences

Clearing work has started on the site of the former Yokohama Prince Hotel in Isogo ku, Yokohama. The 11 hectare site will have a 1200 unit condominium, commercial facilities as well as a child-care center.

The site is located on the top of a hill and development will include elevator access as well as a tunnel. The five developers working on the project are Tokyo Tatemono, Orix Real Estate, Tokyu Corporation, Itochu Toshi Kaihatsu and Nippon Tochi-Tatemono.Read more


Apartment being built directly on top of fault line

In Toyonaka City, Osaka, construction work is continuing on a 14-storey apartment building on a site that is directly above an active fault line.

"Uniheim Senri Momoyamadai" is located in Higashi-izumigaoka 3 Chome and is directly above the Butsunenjiyama Fault - an active fault line that runs from the north of Toyonaka and south to Suita in Osaka. It is an extension to the Uemachi Fault, a relatively active fault line which has a 2~3% chance of producing an earthquake within the next 30 years, and a hypothesized magnitude of 7.2 would result in an estimated death toll of 42,000.Read more


Harajuku Danchi Reconstruction Plans

Nippon Steel City Produce and Mitsui are redeveloping the Harajuku Danchi apartments alongside Gaien Nishidori in Shibuya-ku's Jingumae 3 Chome neighborhood.

The original 6 buildings were completed in 1957. The buildings were considered modern for their time and were a landmark for the area. Due to aging and deterioration, reconstruction plans were made and the apartments were vacated in 2010.Read more
