Two 235m towers for Shibaura
Nomura Real Estate is redeveloping one of its office towers in Shibaura, Tokyo. The 40,000 square meter site is located just south of Hamamatsucho Station on the Yamanote Line and near Tokyo’s waterfront.
The Shibaura 1 Chome Redevelopment Project will include two 235m tall buildings with a total floor area of 580,000 sqm (approx. 6.24 million sq.ft). The South Tower will be 46-stories and contain office, hotel, and retail space, with completion due for 2023. The North Tower will be 47-stories and contain office, 350 apartments, and retail space, with completion due for 2029~2030.
Kyushu's tallest building to be built by 2019
Nishi-Nippon Railroad is planning a 46-storey apartment building for Fukuoka City. The 152 meter tall building will be the tallest* building in Kyushu when complete in 2019.
The high-rise will be 3 meters taller than Kyushu’s current tallest apartment building - I Tower - which was completed earlier this year and located on the same island. Apartments in I Tower were selling for around 375,000 Yen per square meter when new.Read more
Aoyama’s luxury high-rise goes on sale this week
Sales of apartments in Park Court Aoyama The Tower started this week, with 55 of the 163 apartments offered in the first round. Sales are being conducted under a lottery-type system, which is standard for off-the-plan apartments. During a one week period, buyers may register for the apartments they wish to purchase. If there is more than one application on an apartment, the lucky buyer is selected via a raffle.
Apartments are priced from 178.8 million to 1.5 billion Yen (1.72 ~ 14.4 million USD), with the majority of apartments (22 units) in the 210 million Yen range. Prices per square meter range from 2,425,000 ~ 6,400,000 Yen, with an average of around 2,800,000 Yen (approx. 2,500 USD/sq ft).
The one, two and three bedroom units range in size from 70.07 to 234.04 sqm (754 ~ 2,518 sq.ft).Read more
APA breaks ground on new residential project in Nishiazabu
Hotel and apartment developer, APA Group, broke ground on a new high-end condominium project in Nishiazabu’s 4 Chome address earlier this month.
The Conoe Nishiazabu will be a 6-storey building containing just 16 spacious residences. The one and two bedroom apartments will range in size from 82 ~ 157 sqm (882 ~ 1,689 sq.ft), with an average size of 120 sqm. The typical size of a 3-Bedroom apartment in Tokyo is around 70 square meters, so these one and two bedroom apartments will have considerably spacious layouts.Read more
Tokyo Olympic Village site sold for 13 billion Yen
The site for the 2020 Tokyo Summer Olympic’s Athlete’s Village in Harumi, Chuo-ku will be sold to a consortium of developers for 12.96 billion Yen (approximately 127 million USD). This works out to approximately 96,800 Yen/sqm (88 USD/sf), less than sixth of its market value.Read more
Sony to demolish iconic Ginza building in 2017
The 50-year old Sony Building in Tokyo’s Ginza area will be demolished in 2017 to make way for a temporary park, and finally a replacement building by 2022.
The building sits on a prime 700 sqm (7,500 sq.ft) corner block of land just 180 meters from the historic Wako Building and the Mitsukoshi Department Store. The land is used as one of the government’s chika-koji annual land survey sites. In 2016, the land had a surveyed value of 34,700,000 Yen/sqm (approx. 31,000 USD/sq.ft), which would make the 700 sqm site valued at approximately 24.5 billion Yen (approx. 235 million USD). The valuation was up 18.03% from 2015, and has increased by a staggering 151% since 2002. Read more
Construction starts on Aoyama’s latest luxury condo
Details have been released on a new condominium project in the Minami Aoyama address that is set to become one of the city’s most unique and luxurious developments.
Park Court Aoyama The Tower is a 26-storey residential tower currently under construction near Aoyama Itchome Station. It will contain 163 apartments, of which just 99 will be made available for sale. Completion is scheduled for late March 2018, with apartments to be delivered by buyers from late April 2018.Read more
