The 87-year old Rokkosan Hotel in Hyogo Prefecture has been sold to Osaka-based car importer Hakko Group for an undisclosed price. The sale includes the land and both the historic hotel and the adjacent, newer 45-room hotel building. This is the first hotel acquisition for the company. They plan to preserve the historic building and possibly re-open it next year. The newer building next-door will be demolished and replaced with new accommodation as well as multi-purpose hall facilities. Setagaya to demolish Kunio Maekawa-designed office buildings

On June 25, Setagaya Ward announced that they are considering demolishing and rebuilding the ward office buildings. The buildings may be replaced by 5 ~ 8-storey government office buildings, with construction starting by 2020.

The No. 1, No. 2 and Kumin Hall Buildings were designed by modernist architect Kunio Maekawa and built in 1959-1960. Read more


Historic Villa in Kobe searching for new owner

The owner of a 93-year old European-style residence in Kobe is looking for a new owner to carry on the home’s legacy. Open days in June and July were arranged for the house by the Heritage House Trust. The conditions of the sale will require the new owner to preserve the structure.

The 2-storey home was built on a hillside position in Higashinada-ku in 1923. It was designed by architect Shichiro Kigo (1884-1955) and built for businessman Jiro Inabata. It was later used as a reception hall for the Miyaji Steamboat Company. In the 1960s, most of the hillside surroundings were subdivided into a housing estate called Okamoto Garden. It was at this time that the current owner’s family purchased the property.Read more


Historic Kamakura villa to be donated to city

The owner of the historic Murakami Residence in Kamakura’s Nishimikado neighbourhood is preparing to donate the residence and land to the city. Based on the land size, the property would have a market value of approximately 420 million Yen (approx. 4 million USD).

Although official records have been lost, the traditional Japanese house is estimated to have been built sometime prior to 1939. In 1941 the residence was acquired by Chosuke Murakami. The house was later inherited by Murakami’s wife, who, prior to her passing in 2014, had requested that the house be donated to the city. She also made arrangements to leave 10 million Yen (97,000 USD) in cash to go towards the maintenance of the property. Read more

The 81-year old house of modernist architect Kameki Tsuchiura (1897-1996) was listed for sale over the weekend. This is a very rare property to see available.

Built in 1935, the house was designed by Tsuchiura as his personal residence. The two-storey, wood-framed residence has two bedrooms and a study on the second floor, a living/dining room with vaulted ceiling and kitchen on the ground floor, and a bathroom in the basement. The house has a registered floor area of 176 sqm (1,894 sq.ft) and is on a 285 sqm block of land. It is a 8 minute walk from Meguro Station on the Yamanote Loop Line and is 600 meters from Ebisu Garden Place.Read more


City gives up plans to purchase historic home

In February, the mayor of Kuwana City in Mie Prefecture announced that the city was unable to go through with the purchase of a historically significant home due to budgetary constraints. Acquisition costs and repairs were estimated to exceed 12 billion Yen (approx. 11.5 million USD).Read more


Sony to demolish iconic Ginza building in 2017

The 50-year old Sony Building in Tokyo’s Ginza area will be demolished in 2017 to make way for a temporary park, and finally a replacement building by 2022.

The building sits on a prime 700 sqm (7,500 sq.ft) corner block of land just 180 meters from the historic Wako Building and the Mitsukoshi Department Store. The land is used as one of the government’s chika-koji annual land survey sites. In 2016, the land had a surveyed value of 34,700,000 Yen/sqm (approx. 31,000 USD/sq.ft), which would make the 700 sqm site valued at approximately 24.5 billion Yen (approx. 235 million USD). The valuation was up 18.03% from 2015, and has increased by a staggering 151% since 2002. Read more
