ABOUT |
The Parkhouse Nishi Shinjuku Tower 60 is a 60-storey condominium building. Upon completion, it became the tallest apartment building in Japan (based on the total number of floors). It may not hold this title for long, as there are plans for a 66-storey apartment building in Nishi-Shinjuku 3 Chome.
At 208.97 meters, it will be 43 cm shorter than the tallest fully-residential building in Japan. It will not hold second place for long either, as Mori are planning a 220m tall residential building on the southern side of Toranomon Hills with completion in 2019.
The development was initially called the Nishi Shinjuku Hometown Project and forms part of the Nishishinjuku 5 Chome Centre North District Redevelopment. The neighbourhood was originally a densely packed area of low-rise wooden homes and narrow streets which posed a fire hazard.
177 of the apartments went to the original landholders and participants of the project, while the remaining 777 apartments were released for sale.
Sales were initially scheduled to begin in early December 2014 but were delayed until February 2015. 452 apartments received purchase applications during the first round of sales, resulting in the building being almost 50% sold. All 777 apartments released for sale had sold out by November 2015. When new, apartments were priced from 31.98 ~ 350 million Yen with an average price of around 1,050,000 Yen/sqm, and 2,000,000 Yen/sqm for apartments on the top floors.
Nearby development:
There are several large-scale high rises planned for the surrounding neighbourhood. Projects to the north and south are expected to add an extra 1,460 apartments to the market, while the proposed Nishi-Shinjuku 3 Chome Project could add an additional 3,200 apartments. In total, potential future new apartment supply over the next five years in the Nishi Shinjuku area could exceed 4,660 apartments.
