The Hiroo Garden Hills complex is made up of 15 apartment blocks. In 2009, a new section (Hiroo Garden Forest) was completed, however the newly constructed apartments are land-lease, while the older apartments in Hiroo Garden Hills are all freehold. This “Vintage Mansion” complex is very well known and has retained a high level of popularity ever since it was opened.

When the development was completed, the initial selling prices (prior to the bubble) were between 760,000 ~ 1,270,000 Yen/sqm, but during the peak of Japan’s bubble economy, apartments in Hiroo Garden Hills were selling for as much as 9 million Yen/sqm.

Prices vary depending on the apartment block, as some of the blocks are more desirable than others. The most desirable block is the South D block in which apartments currently may sell for anywhere between 1,500,000 ~ 2,100,000 Yen/sqm. In late 2007, a 6-bedroom 362 sqm penthouse in South D was on the market for 980,000,000 Yen.

Monthly building management and repair fund fees are approximately 420 ~ 700 Yen/sqm (based on apartment’s internal floor area).
