ABOUT
Steamer Basket House (井籠の家) was designed by architect Yōji Watanabe and built in 1966. Watanabe, born in 1923 in Niigata Prefecture, joined the Kume Sekkei architectural firm in 1947 where he was tasked with several projects including city offices, banks, and even some private residences. He started his own architectural practice in 1958 and designed his own head office in Chiyoda’s Hikawacho neighborhood in 1962 (it’s still standing).
His most famous work might be the New Sky Building, aka the Battleship Mansion, built in Shinjuku in 1970. It is still standing and has been restored and refurbished.
He designed 14 known houses between the 1950s and 1970s, of which at least 4 have been demolished so far.
This reinforced concrete home is likely to meet a similar fate.
The property is listed and marketed solely as land ‘with structure included’. In these cases, a building of this age, in this condition, and on land that would be desirable for someone looking to build a new, large home, it is assumed that any buyer would be demolishing the old building and constructing something new. Accordingly, the property is priced at land value only with zero value attached to the building.
The land has a registered size of 375.06 sqm (113.40 tsubo) and is zoned as Category 1 Exclusively Low-Rise Residential. The surrounding neighborhood is a wealthy, low-rise residential area with large family homes. It is sought-after for its proximity to Inokashira Park and Kichijoji Station.
House size (as indicated in the Kindai Kenchiku magazine from 1966):
- 1F: 21.67 tsubo (approx. 71.62 sqm)
- 2F: 15.68 tsubo (approx. 51.82 sqm)
- 3F: 15.68 tsubo (approx. 51.82 sqm)
- TOTAL: 53.03 tsubo (approx. 175 sqm)
It was designed with a living room, dining room, kitchen, and maid room on the ground floor, opening fully out onto a terrace. The second floor had a family bathroom and two tatami rooms opening onto a veranda, and the third floor had a children’s room for the family’s three children opening onto a veranda.
