Sales of apartments in Skyz Tower & Garden in Toyosu are scheduled to begin in July. This is part of the ‘Tokyo Wonderful Project’ redevelopment of a 32,000 sqm site that was once a Tepco-owned thermal power station.

The 150m tall condominium will contain 1,110 apartments ranging in size from 53.25 to 130.92 sqm (573 ~ 1408 sqft) and priced from 35 to 139 million Yen. A 74.50 sqm 3-bedroom apartment will be priced around 55 million Yen (738,000 Yen/sqm), and some apartments will be priced over 100 million Yen. Over 10,000 inquiries have been made prior to the opening of the showroom this coming weekend. 

Six developers (Mitsui Fudosan Residential, Tokyo Tatemono, Mitsubishi Jisho Residence, Tokyu Land, Sumitomo Realty & Development and Nomura Real Estate Development) will be working on the project.

The three-pronged tower shares a similar shape to Shibaura Island Cape Tower. The exterior was designed by Jun Mitsui & Associates, while interiors were designed by Yabu Pushelberg.

The building has received the ‘long-term superior housing’ certification, which means apartment buyers and owners may receive tax reductions on real estate acquisition tax, registration tax and annual fixed asset taxes.

Features include several resident lounges, guest suites, an 800 sqm rooftop terrace, kids room, pool, gym, barbecue terrace, function rooms, nursery school, car sharing service, wi-fi in the common areas and an astronomical observation dome on the top floor.

The ground floor is located 4.15 meters higher than the predicted 2.55m height of a tsunami under simulations provided by Tokyo City.

Ceiling heights on normal floors will be 2.6 meters in living areas and 2.5 meters in bedrooms, while apartments on the top floor (44F) will have ceiling heights of 3 meters.

The 44 storey building will be completed in August 2014, and apartments will be ready to move into by March 2015.

The site was once home to a TEPCO power plant.

The eastern corner of the block has a recently completed Tepco transformer substation. A computer center called Shin-Toyosu Cube is directly to the north of Skyz. The new site for the Tsukiji Fish market is also on this man-made island. An excessively high level of benzene in the soil has delayed relocation to this site until around 2015.
