Daikanyama Hillside Terrace 4

Price: No longer on the market

A 2-Bedroom apartment in Daikanyama Hillside Terrace was listed for sale this week. Hillside Terrace is one of those places that is yearned for by locals, but only very few are lucky enough to call it their home.

The apartments are in very high demand with buyers waiting years or even decades for the chance to buy an apartment, but it is such a tightly-held building that it is very rare to see anything offered for sale. In fact, this is only the second apartment we have seen on the market in over five years.

This current listing is on the 3rd floor, which is the top floor of the building. It has an internal floor area of 131.05 sqm (1,410 sqft). It is occupied by the seller, but can be inspected with advance appointment.

About Hillside Terrace

Hillside Terrace is a mixed residential, retail and commercial complex of several buildings located alongside Kyu-Yamate Dori Avenue and a 5 minute walk from Daikanyama Station. It is also just a few minutes from the relaxed cafes with outdoor dining, fashionable boutiques and highly-regarded restaurants that the Daikanyama neighbourhood is famous for.

It was designed by Pritzker Prize-winning architect Fumihiko Maki and completed in several stages between 1969 and 1998. In 2003, the first stage (Buildings A and B) was selected as one of the DOCOMOMO Japan 100 Selections.

The site was originally home to the expansive estate of the Asakura family and the land is still owned by the family’s Asakura Real Estate company. The Asakura family became large landholders before WWII, but were eventually forced to sell their residence and much of their land holdings to pay inheritance taxes. They created a real estate company to develop the Hillside Terrace complex and remained as the landowner and landlord. To help cover costs of development, apartments in Hillside Terrace D were made available for sale.

The Asakura family’s original residence, built in 1918, is located just behind the Hillside Terrace buildings. It was purchased by Shibuya-ku in 1947 and is open to the public.

The complex also houses the Embassy of Denmark. The event spaces have hosted various art exhibitions over the years, including works by Picasso, Jean-Michel Basquiat and Marc Chagall.

Hillside Terrace is on leasehold land which is owned by Asakura Real Estate. The lease was established under the old law, so it may be renewable.
