A Sapporo-based real estate company is planning to develop a holiday home subdivision on a 10-hectare site adjoining Niseko’s Hirafu district. The developer is targeting wealthy foreign buyers.

Sales of the 40 lots are scheduled to start this May with pricing to be decided shortly. Roads, water, and electricity are scheduled to be installed by November 2024. 

Each lot will be over 1,000 sqm in size. Two management offices will be built, along with a 5-room hotel, and restaurant. Drilling for hot spring water is also underway. 

Niseko has seen a number of resort development projects in recent years. In August 2021, JNEWS reported that there are over 300 hotel-condominium buildings under development in Kutchan Town. Land values over the past five years have risen 4-fold as foreign developers scramble for sites. In Kutchan, concern over the environmental impacts including deforestation and the drying up of hot spring water from over-drilling has led the town to consider introducing restrictions outside of the designated resort areas to curb construction.
