Toranomon is possibly the most exciting area in Tokyo at the moment for real estate development and activity. A lot of offshore buyers are still unfamiliar with the Toranomon area, despite it being right next door to Roppongi, but we are expecting this to change in the next 5 or so years as major projects are completed.

Over the past 10 years the resident population has increased by 48%. The average household size in 2017 is 1.8 persons, up from 1.68 in 2007. New residential developments will see the population rise further in the coming years as more people can move to the neighborhood.

There are several billion dollars worth of large-scale office and residential projects planned for this neighborhood, including:

Hotel Okura Redevelopment: 195m tall, completion in 2019.
Toranomon Hospital Redevelopment: 179m tall, completion in 2024.
Toranomon Trust City World Gate: 180m tall, completion in 2020.
Toranomon Hills Business Tower: 185m tall, completion in 2019.
Toranomon Hills Residential Tower: 220m tall, completion in 2019.
Toranomon Hills Station Tower: Height unknown, completion in 2022.
Toranomon Azabudai Redevelopment: 330m tall, completion in 2022.
New station on Hibiya Line: 2020.

The area is home to Toranomon Hills, Hotel Okura Tokyo, Shiroyama Trust Tower, Ark Hills Sengokuyama, and Holland Hills Mori Tower.

Toranomon was originally the name of a gate on the southern end of the former Edo Castle. The gate, which was removed in the late 1800s, was located on the intersection above Toranomon Station. The Toranomon address was officially introduced in the 1970s.  During the Edo period (1603-1868) this area was mostly occupied by samurai, temples and shrines.

Things to do:

  • Shop, dine or work at Mori’s Toranomon Hills.
  • Dine at Nobu Tokyo or attend one of their cooking classes.
  • Head over to Ark Hills on Saturdays for their weekly markets featuring fresh and local produce.
  • Take a stroll down to Tokyo Tower and Zojo-ji Temple.
  • Climb Atagoyama, a hilly and green oasis that is part of the Atago Shrine.
  • Visit the Kotohira-gu Shrine located under a 26-story office building. The Shrine was relocated here in the late 1600s.
  • Visit the Okura Museum of Art when it re-opens in 2019.

Government land valuations at the five survey sites in Toranomon all recorded increases in 2016 from the previous year. Chika-koji government-assessed land values in 2016 increased by 11.02% from 2015. This was the third year in a row to record an annual increase. Land values are up 72.5% from 2004.

Land is extremely scarce in the Toranomon address. Currently there are no current land listings, and there has not been any open listings in recent years.

The closest available block of land is a former shophouse in Azabudai, which is 50 meters south of the Toranomon address. The 57 square meter block of land is priced at 128,000,000 Yen (2,233,000 Yen/sqm) and is very close to Mori Building’s Toranomon-Azabudai District Redevelopment. COMMERCIAL / INVESTMENT OPPORTUNITIES

Buyers would be extremely lucky to find any commercial listings on the market. Smart investors are quick to jump on any commercial/retail buildings in Toranomon, while the owners of these properties are also likely to want to hold onto them, resulting in limited-to-no supply.
