A spacious 3-Bedroom penthouse apartment in the recently completed Park Mansion Akasaka Hikawazaka condominium is up for re-sale.

Park Mansion Akasaka Hikawazaka was developed by Mitsui Fudosan Residential and completed in October 2014. The ‘Park Mansion’ series of apartments is the most prestigious brand on offer by Mitsui and is considered one of the top brands in Japan. There are just 36 apartments in the 13 storey building, and all apartments had sold out by the developer 8 months prior to completion.

The 168.63 sqm (1,814 sqft) apartment is one of just two apartments on the top floor of the building. The south-east and north-east facing corner unit has open views over the greenery of the housing compound of the US Embassy and out towards Ark Hills, the Ana Inter-Continental Hotel and Izumi Garden Tower. It has never been lived in and is in as-new condition.

The sunny living and dining room features large floor-to-ceiling glass windows to take advantage of the natural light and beautiful views, while ceiling heights up to 2.75 meters in the living room add to the spacious and luxe atmosphere.

The living, dining, kitchen and entrance foyer are all tiled, while the three bedrooms have wood flooring. The large walk-in closet in the master bedroom features parquet flooring.

Two car parks are included – 1 flat car space and 1 machine car space. The flat car space includes a charging station for electric vehicles.

With an asking price of approximately 3.5 million Yen/sqm (2,800 USD/sqft), it is comparable to the other high-end apartments in central Tokyo, including:

The building was constructed using base-isolation earthquake-resistant construction (menshin-kozo). This is the highest-grade and most expensive option. It reduces the amount of swaying in an earthquake to lower the risk of valuable items from falling over. This type of construction is usually reserved for high-rise buildings.

The Location

The Akasaka address is one of Tokyo’s “3 A’s” (Akasaka, Aoyama and Azabu), which are the most desirable residential areas in the city.

The building is located at the top of the Hikawazaka Slope, which runs along the northern side of Hikawa Shrine, and is 24 meters above sea level. It fronts onto a tree-lined street that runs along the rear of the US Embassy housing compound.

From the early Meiji period, the elevated parts of the Akasaka area became home to a number of Daimyo mansions and other grand residences. The US Embassy housing compound was originally the estate of the Mitsui family, while the Bank of Japan currently maintains a large private guest-house 200 meters west of Park Mansion.

The developer, Mitsui, has a long history in the Akasaka area. When completed in 1975, Mitsui’s ‘Akasaka Park Mansion’ was the first condominium in Japan where all apartments were priced over 100 million Yen.
