Secondhand apartment prices in Tokyo City up 8.1%

According to REINS, 1,559 second-hand apartments were sold in Tokyo City in September, up 21.2% from September 2012 and up 41.1% from the previous month. A total of 3,123 second-hand apartments were sold across greater Tokyo for the month, up 12.5% from last year.

The average sale price across greater Tokyo was 26,540,000 Yen, up 6.5% from last year and up 3.8% from August. The average price per square meter was 409,500 Yen, up 8.7% from last year and up 2.3% from August.

In Tokyo City the average sale price in September was 31,970,000 Yen, up 8.1% from last year and up 3.3% from the previous month. The average price per square meter was 528,200 Yen, 9.5% higher than last year and 1.7% higher than the previous month.

In Tokyo’s central three wards (Chiyoda, Chuo and Minato), the average price per square meter was 795,200 Yen, up 8.8% from last year but down 3.5% from last month.

  • Average building age: 17.74 years

SECOND-HAND HOMES

1,089 second-hand houses were sold in greater Tokyo during September, up 7.3% from last year. The average price was 29,640,000 Yen, up 4.5% from last year and up 7.1% from August.

The average house size was 106.59 sqm (1147 sqft) and the average land size was 145.10 sqm (1561 sqft). The average house was 19.64 years old.

Second-hand home sales in Tokyo City:

  • Average sale price: 42,210,000 Yen (+10.9%; +12.8%)
  • Average building age: 19.41 years

BRAND-NEW HOMES 

483 new homes were sold in September, up 2.5% from last year and up 31.6% from last month. The average sale price was 34,200,000 Yen, down 0.1% from last year but up 1.7% from last month. The average house size was 95.59 sqm (1029 sqft) and the average land size was 112.74 sqm (1213 sqft).

The average sale price in Tokyo City was 41,310,000 Yen, up 4.3% from last year and up 3.8% from last month.

  • No. of sales in September: 136 (-20.9% from September 2012; +33.3% from the previous month)
  • Average sale price: 41,310,000 Yen (+4.3%; +3.8%)
  • Average land size: 93.68 sqm (-0.8%; +2.1%)
  • Average house size: 90.83 sqm (-1.2%; +0.2%)

LAND

548 blocks of land (between 100 ~ 200 sqm) were sold in greater Tokyo in September, up 15.4% from last year and up 51.4% from the previous month. The average price was 199,700 Yen/sqm, up 4.7% from last year and up 8.1% from the previous month.
