According to REINS, sales of second-hand apartments in greater Tokyo in August were up 16% from last year. A total of 2,250 apartments were sold during the month. The average price was 25,560,000 Yen (260,000 USD), up 3.5% from August 2012, but down 0.6% from last month. The average price per square meter was 400,100 Yen, up 5.3% from last year and up 1.8% from last month.

The average apartment size was 63.88 sqm (687 sqft) and the average building age was 20.08 years.

In Tokyo’s central three wards (Chiyoda; Chuo and Minato), the average price per square meter was up 15.6% from the same time  last year to 823,800 Yen.

Second-hand apartment sales in Tokyo’s central 3 wards (Chiyoda, Chuo and Minato):

  • No. of sales in August: 128 (+45.5%; -9.2%)
  • Average sale price: 46,190,000 Yen (+8.4%; +1.8%)
  • Average price per sqm: 823,800 Yen (+15.6%; +3.6%)
  • Average size: 56.07 sqm (-6.2%; -1.8%)
  • Average building age: 17.31 years (+1.84 years; +1.53 years)

SECOND-HAND HOMES

A total of 809 second-hand houses were sold in greater Tokyo during the month. This is an increase of 5.9% from last year. The average price was 27,670,000 Yen, down 2.5% from last year and down 7.8% from last month. The reason for the drop in price was due to a fall in the number of sales of more expensive houses.

The average house size was 104.84 sqm (1128 sqft) and the average block of land was 152.51 sqm (1641 sqft). The average house was 20.93 years old.

Second-hand home sales in Tokyo City:

  • No. of sales in August: 231 (+15.5%; -29.1%)
  • Average sale price: 37,400,000 Yen (-11.3%; -7.6%)
  • Average building age: 20.04 years (-0.31 years; +1.28 years)
  • Average land size: 117.02 sqm (-1.5%; +2.1%)
  • Average house size: 100.71 sqm (-6.9%; -3.3%)

BRAND-NEW HOMES

367 new homes were sold during the month, up 12.9% from the same time last year. The average price was 33,620,000 Yen, up 1.0% from last year but down 1.2% from last month. The average new house size was 95.53 sqm (1028 sqft) and the average block of land was 113.34 sqm (1220 sqft).

The average sale price in Tokyo City was up 4.3% from last year to 39,810,000 Yen.

New home sales in Tokyo City:

  • No. of sales in August: 102 (-3.8%; -22.1%)
  • Average sale price: 39,810,000 Yen (+4.3%; +1.0%)
  • Average land size: 91.77 sqm (-4.1%; -0.4%)
  • Average house size: 90.62 sqm (-0.8%; -1.4%)

LAND

A total of 362 blocks of land (between 100 ~ 200 sqm) were sold in August, down 6.5% from last year. The average price was 184,700 Yen/sqm, down 1.5% from last year and down 4.1% from last month.

Land sales in Tokyo City:

  • Average sale price: 41,840,000 Yen (+1.6%; +0.6%)
