Mitsubishi Jisho Residence announced that they will begin sales of apartments in The Parkhouse Grand Chidorigafuchi in early September.

With an average price of 2.4 million Yen/sqm, apartments in The Parkhouse will be the most expensive apartments to be released for sale across Japan since 2008. According to Mitusbishi Jisho’s president, the pricing reflects the premium location of the building and was decided prior to the recent spate of good news about Tokyo’s property market.

22 of the 73 apartments to be initially listed for sale range in size from 72.26 ~ 179.17 sqm (778 ~ 1928 sqft) and are priced from 160 ~ 540 million Yen (1.62 ~ 5.47 million USD). The average apartment size is over 100 sqm (1076 sqft).

Mitsubishi announced the sales information on August 5, and have already received over 200 inquiries. The modelroom is scheduled to open on August 24.

Early buyers will be able to customise the interior of their apartment through different colour combinations, floor plan configuration and optional upgrades. An interior consultant will be on hand to provide assistance free of charge.

Features include a bilingual concierge service and 24-hr onsite caretaker. While many new condominiums offer concierge services nowadays, very few have bilingual staff.

The building will be built using the base-isolation earthquake resistant method of construction which is the highest and most costly option. It minimises the amount of shaking during and earthquake and reduces the risk of furniture or valuables from falling over.

The 14-storey condominium is located near the Imperial Palace grounds and across the street from the palace moat in Chiyoda-ku. Mitsubishi acquired the site, which was the former headquarters of Tobishima Corporation, in late 2011.

Chiyoda-ku has some of the most expensive residential land in Japan, with land at a nearby survey site in Rokubancho valued at 2.78 million Yen/sqm (the most expensive in the country). Land at a survey location in Sanbancho was valued at 2.15 million Yen/sqm, making it the 3rd most expensive residential land in the Japan.

Each apartment is south-east facing and overlooks the palace gardens, with views that may never be built out. The Chidorigafuchi area is famous for its cherry blossom trees and greenery. To the east of the property is the Chidorigafuchi National Cemetery.

The Parkhouse Grand series is Mitsubishi’s most luxurious offering. There are two other Grand apartments currently under construction – The Parkhouse Grand Sanbancho and The Parkhouse Grand Minamiaoyama Takagicho.

Until now, the most luxurious and sought-after condominium in this area was Park Mansion Chidorigafuchi. Completed in 2004, apartments had an average price of 2.3 million Yen/sqm when new.
