July rental data – Tokyo Kantei

According to Tokyo Kantei, the average monthly rent of an apartment in greater Tokyo in July was 2,533 Yen/sqm, down 0.3% from last month but up 2.6% from July 2012. The average apartment size was 59.37 sqm (639 sqft) and the average age was 18.6 years.

The average rent in Tokyo’s 23-ku dropped 0.1% from last month to 3,097 Yen/sqm, but is still 3.4% higher than last year. The average apartment size was 55.98 sqm (602 sqft) and the average age was 17.1 years.

Osaka and Kobe have seen the biggest year-on-year increases in rent, with average prices up 8.0% and 8.6%.

Average monthly rent/sqm by area:

  • Tokyo 23-ku: 3,097 Yen/sqm (-0.1% from June; +3.4% from July 2012)
  • Yokohama City: 2,130 Yen (-2.5%; -0.2%)
  • Saitama City: 1,806 Yen (-1.3%; +3.2%)
  • Chiba City: 1,477 Yen (-0.7%; -0.2%)
  • Osaka City: 2,094 Yen (+0.1%; +8.0%)
  • Kobe City: 1,852 Yen (-1.6%; +8.6%)
  • Nagoya City: 1,641 Yen (-1.5%; +3.4%)

*Data is based o the average advertised rent of a condominium which may be higher than the rent after negotiations. It does not include apartments less than 30sqm in size.
