Built to a global luxury standard that Mori Building is renowned for, Ark Hills Senkokuyama Residence will undoubtedly be the finest apartment offering in Japan this year. The 243 apartments will have one to five bedrooms and range in size from 56.34 to 416.55 sqm (606 ~ 4482 sqft) and priced from ¥66.3 million to ¥1.35 billion.

The building has been designed under the supervision of Cesar Peli, an Argentine American architect who designed some of the world’s tallest buildings including the Petronas Twin Towers. With 3 meter floor heights, apartments are guaranteed a ceiling height of 2.75m or higher. For premium floor residences (23rd and 24th floors), ceiling heights are 3m. Some apartments on levels 3 ~ 5 have balconies with a depth of up to 4 meters.

The only disappointing feature of the project is that residences are located on the lower floors (floors 3 to 24) while the office space managed by Mori is on the upper floors.

The area was originally a quiet and charming residential area filled with post-war 2-storey homes. Mori Building slowly purchased up the houses, although not without some opposition from anti-development residents. Many of the original residents have chosen to receive new apartments in Ark Hills as compensation.

Construction is scheduled for completion in August 2012, and apartments should be ready to move-in to by November. Sales begin in Autumn.

Pricing

Prices have not yet been announced, but an early guess would be that they price them upwards of 1,500,000 Yen/sqm. [It turns out that they have an average price of 1,600,000 Yen/sqm]. Of the 243 apartments, only 80 may be made available for sale, with the remainder going to landholders or being held by Mori for rental units.

Mori’s Roppongi Hills Residences are almost 10 years old, but apartment values hover around 2,000,000 Yen/sqm.

In the nearby Ark Towers, developed by Mori in 1986, apartments very seldom hit the market but can be priced around 1,400,000 Yen/sqm.

There is also some other new construction in the nearby area, although they pale in comparison to this one. They include the recently completed Roppongi Tokyo Club Residence (1,650,000 Yen/sqm for normal units and 2,700,000 Yen/sqm for penthouses) and soon-to-be completed Park Court Roppongi Hilltop (1,400,000 Yen/sqm for normal units and 2,685,000 Yen/sqm for penthouses).
