With typically high rents, tiny, cramped apartments are plentiful in Tokyo and there is no shortage of tenants looking for smaller, affordable accommodation. There is a boom in ‘one-room’, or studio apartments, as more and more young people move closer to Tokyo for work. Limited space has led to some creative designs, and this apartment building in Tsukiji called “CT7165” is no exception.

Designed by aat + makoto yokomizo architects, Inc., this 8-storey designer ‘pencil building’ has apartments as small as 8.49sqm (91 sqft). Squashed into this space is a kitchen (which is really just an electric hotplate), washing machine, shower, toilet and balcony. Finding somewhere to place your futon might be similar to a game of Tetris. With full-length glass windows in the combined toilet, kitchen and laundry, privacy is not guaranteed. One reprieve is the 3m high ceilings.

There are only two units per floor (8.49sqm and 17.09sqm). Apartments in CT7165 are even smaller than those in the famous Nakagin Capsule Tower Bldg which is just a few blocks away.

The apartments can also be used used as office space. There is currently a 8.49sqm apartment on the 5th floor available for 75,000 Yen/month (960 USD) and one on the 8th floor for 78,000 Yen/month. The listing warns that they are very small and have no storage or closets.
