This apartment in Daikanyama Hillside Terrace is a very special offering as it is extremely rare to see any apartments in this complex listed for sale. This is the first apartment to be listed in at least 2 years.

Hillside Terrace is located along Kyu-Yamanote Dori Avenue and is just a few minutes walk to Daikanyama Station. The apartment overlooks the greenery of the complex’s courtyard, and does not face the road.

This apartment is currently rented out to Mitsui Reform who have fully renovated the apartment and are using it as their Daikanyama showroom, so it cannot be occupied immediately by the buyer. Although the current rent is not publicly listed, the average rent for an apartment is 6500 Yen/sqm/month.

The land under Hillside Terrace is leasehold so there is no land ownership. The owner of this apartment must pay a monthly land rent to the landholder (Asakura Real Estate) of 59,700 Yen/month. The lease is under the old law, so it may be renewable at the end of the term if the landholder agrees.

The History of Hillside Terrace

Designed by Architects Fumihiko Miki and Makoto Motokura, Hillside Terrace is a mixed residential, retail and commercial complex that was developed between 1967 and 1992. It became an exemplary case study in urban development.

The site was originally home to many buildings owned by the Asakura Family and the land is currently owned by Asakura Real Estate. The site includes an ancient burial tomb upon which is a small Shinto shrine. There is also evidence that the site was occupied from as early as the 7th century, when Tokyo was a small fishing village.

The buildings include:

  • Hillside Terrace A (1969)
  • Hillside Terrace B (1969)
  • Hillside Terrace C (1972)
  • Hillside Terrace D (1977)
  • Hillside Terrace E (1977)
  • Denmark Embassy (1979)
  • Hillside Terrace Annex (1985)
  • Hillside Plaza (1987)
  • Hillside Terrace F (1992)
  • Hillside Terrace G (1992)
  • Hillside Terrace West (1998)

The complex also houses the Embassy of Denmark. It has also hosted various art exhibitions including works by Picasso, Jean-Michel Basquiat and Marc Chagall. Many of the buildings have function halls and spaces which can be rented out for wedding parties, events and seminars.
