This is a traditional merchant house (machiya) in Tokyo’s Tsukiji district. The sale is for the land only, with the structure included. As such there are no details on the building (layout, size or age). The building is featured on the Chuo City website as being a ‘uniquely machiya-type office’, and suggests it may date from the 1930s. 

The land is freehold and fronts onto a 5 meter wide public road. It is just a 4 minute walk from Tsukiji Station on the Hibiya Line and 150 meters behind the Tsukiji Hongan-ji Temple.


The Tsukiji area is located just south of Ginza. It was largely reduced to rubble and burnt fields following the 1923 Great Kanto earthquake, and the area’s neighbourhoods underwent a large re-shuffle. The fish market from Nihonbashi was relocated to Tsukiji and opened in 1935.

Despite being in central Tokyo, the area largely avoided the major developments that sprung up around the city during the period of rapid economic growth following WWII and the asset bubble in the 1980s.

Some of the older and original merchant houses have managed to survive WWII air raids and land redevelopment, but they are growing smaller and smaller in number. The owners of some of the remaining old properties have no desire to sell to developers, despite receiving numerous offers, while others are gradually demolished or lost to fires.

The district was listed by the World Monuments Fund on their 2016 World Monuments Watch List.  The Fund selected 50 sites in 36 countries for its 2016 list. The Tsukiji district was the only area selected in Japan for 2016. The district’s early 20th century architecture, which includes small two- and three-story wooden shophouses, is considered to be at risk due to the urban redevelopment that will occur after the relocation of the Tsukiji Fish Market. It was recently announced that the Tokyo Metropolitan Government is planning to convert the former Tsukiji Fish Market site into an international conference and exhibition center which would not be completed until at least the 2040s.

*This land is 11 meters above sea level and, according to Chuo City Flood Hazard Maps, is located within a 1 ~ 2 meter inundation risk zone in the event of the Arakawa River breaking its banks in a 1 in 200 year flood.   

*A 11-storey, 35.5 meter tall apartment & retail building is planned for a 1900 sqm site directly across the street from this property. Construction is scheduled to start in March 2019 with completion tentatively scheduled for late August 2021.
