3-Bedrooms + 1 Bathroom, 152.92 sqm Akasaka, Minato-ku, Tokyo
*This apartment sold in April 2016 and is no longer available*
Foretseine Akasaka Hinokizaka is a high-end 7-storey apartment building located in a prime position just along the street from Tokyo Midtown and Hinokicho Park. The building was developed by Mori Trust Group and completed in early 2016. Mori Trust’s projects, particularly the Foretseine brand, are aimed at the very top end of the luxury market. Some of their large-scale developments include Marunouchi Trust City and Shiroyama Trust Tower. Mori Trust is a subsidiary of Mori Building.
Sales began in November 2014 and all apartments offered for sale by the developer had sold out by April 2015. Construction was completed in January 2016, with apartments delivered to buyers from late March 2016. The apartments range from 1 ~ 3-Bedroom types, while sizes range from 73 ~ 170 sqm.
The building was built using the base-isolation (menshin) earthquake-resistant method of construction. This is the highest-grade and most expensive option. It reduces the level of shaking in an earthquake and lowers the risk of furniture and valuables from falling over. Due to its cost, it is normally reserved for high-rise or luxury buildings only.
This is a 3-Bedroom corner apartment on the 4th floor. It is south-west, west and north-west facing and includes a private rooftop terrace, two walk-in closets, two storage closets, a bathroom with double-basin vanity, a separate guest toilet, and floor heating in the living/dining.
The estimated rent for this apartment is approximately 1,000,000 Yen/month, which would result in a gross yield of approximately 2.87%. *Rental estimate and gross yield is provided as a general guide only and is not a guarantee of current or future achievable rent.
3-Bedrooms + 1 Bathroom, 135.71 sqm Azabu Nagasakacho, Minato-ku, Tokyo
*This apartment has sold and is no longer available*
Foretseine Azabu Nagasaka is a high-end low-rise residence of just 13 apartments in a very exclusive residential enclave. There are only 84 households in the Azabu Nagasakacho address. Neighbours include the Bridgestone family and the Softbank CEO. As this is a very desirable building and with only a small number of apartments, it is very rare to see them offered for sale. In 2009, a 235 sqm apartment was listed for 540,000,000 Yen (2,300,000 Yen/sqm), making it the 10th most expensive apartment offered for sale that year.
This is a 3-bedroom corner apartment on the ground floor. It is north and east facing. It includes a counter kitchen, 2.65m high ceilings in the living room, security sensors on the windows and a 44 sqm private terrace and garden. The land ownership share for this apartment is approximately 51.28 sqm.
The building was developed by Foretseine (part of Mori Trust) and is managed by Mitsubishi Jisho Community. Small pets are negotiable. Machine car parking is located in the building for 45,000 Yen/month (subject to availability).
The asking price for the full-floor penthouse at the top of Foretseine Akasaka Hikawacho has been reduced from a staggering 1.205 billion Yen to a still staggering price of 820 million Yen (10.6 million USD). This is a discount of 385 million Yen (5 million USD), or just over 30%.
