This is 633 sqm block of vacant land located right on the oceanfront. It is located on Tenjin Island – a very small rocky island with a beach, the Sajima Marina, a restaurant nextdoor and one other house located across the street.

The island is connected by a small bridge to Sajima’s fishing port area.

There are only two other residences on this island – the restaurant next-door and a large private villa across the street. The art-deco villa across the street was built in the early 1900s as the holiday home for Prince Takeda-no-miya of the Japanese Imperial Family. The family’s main residence was a Neo-Gothic mansion in Takanawa, Tokyo, which is now the guesthouse of the Grand Prince Hotel Takanawa.

The land is freehold and zoned as a Category II Mid/High-Rise Oriented Residential Zone. There was a building on this land until it was demolished in 2009.

It may be possible to build a structure with a floor area of no more than approximately 200% of the size of the land, and with each floor no more than 60% of the land size. Height limits may reduce the maximum possible building size, so buyers are strongly advised to consult with an architect to find out exactly how big they can build on this lot.

About Sajima

Sajima has quickly become the ‘it’ location for Japan’s high net worth individuals to have luxurious beachfront holiday homes. However, waterfront land and land with ocean views is in extremely short supply.

The land is approximately 61km south of Tokyo. Depending on traffic, the drive can take approximately 1 ~ 1.5 hours. It is possible to reach the land by bus, taking the bus from Zushi Station to the Sajima Marina stop. The journey is approximately 38 minutes by bus. Zushi Station is approximately 50 ~ 55 minutes by train from Shinagawa Station in Tokyo.
