Roppongi Hills Residence has been notable as the number 1 address in Japan since its completion in 2003. It is known both locally and internationally as the place to live and work in Tokyo.

Roppongi Hills includes a 238m tall office tower, a variety of restaurants and cafes, a high-end retail mall, the Grand Hyatt Hotel, and the TV Asahi studio, Louis Vuitton, Tiffany and Escada. The developer, Mori Building, spent 17 years getting the various land parcels and landowners together in order to start the project. Since it’s completion in 2003, Roppongi Hills has been considered one of the most desirable places to live, work and play in the country, and has attracted some of Japan’s most elite business people and celebrities as residents.

This building never underwent any sales activity by the developer, Mori Building, when it was completed in 2003. In exchange for their land, Mori Building gave the original landholders some apartments in the new buildings (Residences A, B and D). This amounted to a little over 300 of the 793 apartments which were given to landholders. The remainder were kept by Mori and are available for rent only. The landholder units are occasionally put up for resale by their owners, although they may be smaller in size that rental units and interior finishes may vary.

Residents can enjoy a rooftop party room, bilingual concierge desk, and may elect to join the on-site Roppongi Hills Spa & Gym (*Fees and application required). Of the 793 apartments in the four residential buildings, less than half are owned by private individuals, with the remainder held by Mori Building and available for rent only. All apartments in Residence C, for example, are rental only. When the residences were first completed, the apartments were never offered for sale. Instead, several hundred were given to original landholders, with Mori keeping the rest for rent.

Apartment resale values in this complex have remained relatively high over the past 14 years. In early 2016, a 2-story penthouse was listed for sale for 4,420,000 Yen/sqm. Apartments on non-penthouse floors range in price from 2,500,000 ~ 3,500,000 Yen/sqm depending on floor height and apartment size.

Roppongi Hills has its own energy supplied by Roppongi Energy Service – not TEPCO. Underneath Mori Tower is a gas turbine co-generation system, steam boiler and an absorption refrigerator. The gas turbine system can generate up to 38,660 kW of power.

The Roppongi Hills Tribe

The Roppongi Hills Tribe referred to IT and finance company directors with offices in Mori Tower and who had a residence in Roppongi Hills. The term also applied to celebrities and other high-profile residents of the building.

Roppongi Hills is very popular and well known amongst the expatriate and local community. Mori Corporation has always had a relatively high occupancy rate. Prior to the Lehman Shock in 2008, approximately 60% of the residents were foreigners. After the economy suffered a downturn, many foreign companies had cut staff or cut rental allowances so the ratio of foreign residents fell to 40%. At the same time, apartment rents had fallen to a level where it became a more accessible for Japanese and the ratio of Japanese residents grew to 60%.

The Residences

  • Residence A: 6 floors, 34 apartments. Apartments in Residence A are owned by either private individuals or Mori Corporation and are available for purchase or rent. Due to the very limited number of units in this building, it is rare to see them available for sale.
  • Residence B: 43 floors, 333 apartments. Apartments in Residence B are owned by either private individuals or Mori and are available for purchase or rent.
  • Residence C: 43 floors. Residence C is owned and managed by Mori Building. Units are available to rent only and are not available for sale. Floors 28 and higher were designed by Conran & Partners and feature three unique interior designs.
  • Residence D: 18 floors. Residence D contains smaller fully-furnished serviced apartments as well as some privately owned studio apartments.
