The first round of sales in Proud Ebisu Hillside Garden – a luxury mixed-use condominium and hotel in Ebisu, Tokyo – started over this past weekend with 40 apartments on offer, representing almost 70% of the total apartments that will be released for sale.

The two, three and four bedroom units were priced from 119.8 million Yen to 780 million Yen (approx. 1.09 ~ 7.11 million USD), with many of them priced in the 150 ~ 180 million Yen (approx. 1.4 ~ 1.6 million USD) range. The most expensive apartment on offer was a 200 sqm unit priced at 780 million Yen. This is one of a small number of units in the building to have two bathrooms. Compact-sized apartments on the lower floors are priced around 2,000,000 Yen/sqm (approx. 1,695 USD/sq ft), while apartments over 100 sqm as well as those on higher floors are priced upwards of 2,400,000 Yen/sqm (approx. 2,035 USD/sq ft). This is about par for current market pricing in the neighborhood, where non-luxury, mid-range new construction can go for around 1,900,000 Yen/sqm. 

Apartment sizes ranged from 60 ~ 200 sqm (645 ~ 2,152 sq.ft). There will be 33 car parks for the 88 apartments, of which just 4 are flat parking spaces. Monthly building fees start from 59,176 Yen for a 60 sqm apartment.

Construction is scheduled to be completed by January 2020 with apartments delivered to buyers from March 2020. The on-site hotel is expected to open later in 2020.

The 17 billion Yen project is 250 meters from the Ebisu Station area and 600 meters from the trendy Daikanyama district. The project includes an 82-room Prince Smart Inn hotel, nursing home, and child daycare facilities. Residents of the apartment building can enjoy services including a gym and restaurant provided in conjunction with the hotel.
