A luxury high-rise apartment building adjoining Tokyo Midtown. When off-the-plan apartment sales began in late 2015, there were an average of 1.9 buyers per apartment. The building was designed by Kengo Kuma and features concierge, gym, roof deck, and various resident lounges and function rooms. This was a corner unit on a mid-floor. There are currently 13 sale listings in the 322-unit building with an average asking price of 3,345,000 Yen/sqm and an average apartment size of 57 sqm. The average resale price to date in 2018 is around 3,350,000 Yen/sqm.

Apartments are on the large size for Japan with units ranging from 100 ~ 300 sqm +. There are currently two re-sale listings in this building with an average asking price of 2,485,000 Yen/sqm. This was a spacious apartment on a low floor. It sold for 2% more than an identical apartment a few floors up sold for 3 months earlier.

All new apartments sold out 3 months prior to completion of the building. There are currently no sale listings in this building. This apartment sold for approximately 15% more than the 2015 asking price of a similar 1-Bedroom unit on the same floor.

Although there are 231 apartments in the building, there were just two sale listings as of October 2018 with an average asking price of 1,870,000 Yen/sqm. The average resale price to date in 2018 is around 1,840,000 Yen/sqm, up 7.3% from 2017 (1,715,000 Yen/sqm) and up 26.9% from 2016 (1,450,000 Yen/sqm). This was a spaciously-sized apartment on a high floor. It sold at full ask. This has been the most expensive reported sale in this building on a price-per-square-meter basis to date. It sold for approximately 28% more than an identical apartment a few floors down sold for in 2014.

It sold for approximately 40% more than an identical apartment a few floors down sold for in 2013.

The average current asking price is around 1,540,000 Yen/sqm. The average resale price to date in 2018 is around 1,495,000 Yen/sqm, up 3.8% from 2017 (1,440,000 Yen/sqm) but down 13% from 2016 (1,719,000 Yen/sqm). This apartment sold for approximately 20% more than its price when brand new.

When new, apartments had an average price of around 1,200,000 Yen/sqmThis was a compact apartment on the low floor. It has been the only reported sale this year. It sold for approximately 4.8% more than its price when brand new. The average sale price in this building in 2017 was 1,155,000 Yen/sqm, down 3.8% from the average price when new.
The Parkhouse Harumi Towers Krono Residence (2013)

Part of a two-tower complex including the neighboring Tiaro Residence (2016). Together, the two towers contain 1,744 apartments. When new, apartments in Krono Residence were priced at around 770,000 Yen/sqm by the developer. There were 27 apartments listed for sale in this building as of October 2018, down from 28 listings in August. The average asking price was 1,150,000 Yen/sqm. The average resale price to date in 2018 is around 1,020,000 Yen/sqm, up 2.8% from 2017 (992,000 Yen/sqm) and up 3.1% from 2016 (989,000 Yen/sqm). This apartment sold for approximately 10% less than an identical apartment one floor up sold for in 2015.
