Construction in Tokyo does not look like it will slow down after the 2020 Olympics, with several major projects already in the pipeline.

390m tall tower for Tokyo Station (2021 ~ 2027)

Located just 300 meters north of Tokyo Station, the Tokiwabashi District Redevelopment will include two high-rise towers – a 37-storey, 230m tall office tower due for completion in 2021 and a 61-storey, 390m tall office tower due for completion in 2027. This will be Japan’s tallest building when complete.

Yaesu Redevelopment (2021 ~ 2023)

Two buildings, each up to 250m tall, are planned for the eastern side of Tokyo Station. The buildings may include office, hotel, residential, retail and educational facilities.

New Yamanote Line Station and Redevelopment Project (2020 ~ 2024)

A new station is planned for the JR Yamanote Line between Shinagawa and Tamachi Stations. The station building will be designed by architect Kengo Kuma. In addition to the new station, JR East is also planning to redevelop the 13 hectares of land surrounding the station. The project will include seven buildings, including apartment and office towers.

Shinagawa, Takanawa and Tokyo Prince Hotels (2020 ~ 2027)

Although details have not been announced, Seibu Holdings has indicated that they may redevelop these hotels in the future.

Shibaura 1 Chome Redevelopment (2023 ~ 2030)

Nomura Real Estate is planning to redevelop the former Toshiba Building located just south of Hamamatsucho Station in Tokyo’s Minato Ward. A boat harbor with water taxi services is also planned for the waterfront on the eastern side. The project will include two 235m tall buildings with office, hotel, retail and apartments.

New Shimbashi Building Redevelopment (2023)

A 3-hectare site adjoining Shimbashi Station in Minato Ward. Preliminary plans indicate two 120 ~ 130m tall buildings containing office, retail and residential space.

High-rises near Toranomon Hills (2019 ~ 2022)

Mori Building is planning three new high-rise towers for the blocks around Toranomon Hills in Minato Ward. The development sites have a total land area of 7.5 hectares and will include a 56-storey, 220m tall residential tower, a high-rise office tower, and a 36-storey, 185m tall office tower.

There will also be a new station on the Hibiya Line between Toranomon and Kamiyacho Stations due to open by 2020. The new station will eventually connect directly to Toranomon Hills.

330m tall building for Toranomon-Azabudai District (2022)

Located near Tokyo Tower, the Toranomon-Azabudai District Redevelopment by Mori Building will include a 330m tall, 65-storey office and residential building, a 270m tall, 63-storey office and residential building and a 240m tall, 53-storey residential building. When complete, the 330m tall tower will be Japan’s tallest building when complete in 2022. It will include a 1,000 sqm (10,760 sq ft) penthouse apartment on the top floor. This project has been a long time coming with redevelopment discussions starting back in 1988.

Shibuya Station Redevelopment (2027)

A major redevelopment project centered around Shibuya Station. It includes office and residential towers, including one 250m tall office building.

Toranomon Hospital Redevelopment (2022)

A 179m tall office tower is due for completion by 2022.

Japan’s tallest apartment building in Shinjuku (2026)

A 5-hectare site located across the street from Shinjuku’s Park Hyatt and south of Central Park. The project will include two 65-storey, 235m tall apartment buildings containing 3,200 apartments. When complete in 2026, the towers will be the tallest apartment buildings in Japan based on total floor count, and the largest development based on total apartment count.

Maglev train to Nagoya and Osaka (2027 ~ 2045)

The Chuo Shinkansen maglev line is currently under construction between Tokyo’s Shinagawa Station and Nagoya. The line will connect Tokyo to Nagoya by 2027, and Osaka by 2045. When complete, the trip from Tokyo to Nagoya will take 40 minutes (down from the current time of 101 minutes) and Tokyo to Osaka will take 67 minutes (down from the current time of 153 minutes).
